How to Know if a Property Buyer is Serious?

     Is there a mechanism for finding serious buyers, which can save real estate agents time and effort? Is selling property just about luck? How to judge who is a serious buyer and who is not? In the field, sometimes we see buyers who are serious and sure that they will buy, but the reality says otherwise, it turns out that they don't buy. Even though it cannot be predicted, we still have to serve everyone with the same enthusiasm and always hope that it will be sold. While direct mechanisms are not possible, some understanding of consumer psychology and buyer behavior can certainly indicate who is a serious buyer and who is not. There are several signs that indicate that the buyer is serious, such as below:


1.  Asking Lots of Questions

     Dealing with potential buyers who ask a lot of detailed questions can be tiring for property agents. But many questions are a clear indicator that the buyer is really interested in the property we are offering.


2. Come See The Property with Family

    Usually, buying a property is a family decision. Consideration of their future living conditions if they live in the property. Such as distance to schools, offices, hospitals, malls and other public facilities that support their lives.


3. Clarity on Finances

    They already have a clear budget, and funds to anticipate hidden costs such as maintenance and taxes. Including loans if needed that are in accordance with their ability to pay installments. They are ready with the price of the property they choose.


4. Their Offer is Not Far from the Selling Price

    There are very low offers, and there are very low offers below the list price. If a buyer makes a very low offer, chances are they are not a serious buyer. A serious buyer who can actually afford the purchase and wants to buy it will likely make an offer that is at least close to the list price. This shows that they are serious about the property and intend to buy it.


5. Visiting The Property More than Once

    Serious buyers will visit a property more than once to take a closer look and make sure it suits their needs. The first time they might come alone or with a property agent they trust, the second time they might come with their family. After the visit, a serious buyer will ask about the offer, terms and conditions and take immediate action on the next decision.

 

These are the 5 signs that a buyer can enter the serious buyer category. Regardless of all that, we as property agents must continue to provide the best service from the heart to all prospective buyers.
