3. Road Access and Infrastructure

The ideal plot has wide road access, is not too narrow, and is easily accessible by vehicles. Basic infrastructure such as electricity, water, and sewerage must also be available.

 

4. Land Contour and Shape

Choose a plot with a flat contour to facilitate construction. Square or rectangular shapes are ideal because they are easier to arrange. Avoid triangular plots, which can complicate building design.

 

5. Surrounding Environment

Pay attention to the surrounding environment of the plot. Check whether it's safe, flood-free, and has good air quality. A comfortable environment will improve the quality of life of residents and the investment value of the land.

 

6. Plot Facing Direction

The direction the land faces is also important, especially for home comfort. For example, land facing east is cooler because it receives morning sunlight, while land facing west is usually hotter.

 

7. Price According to Market Price

Conduct a land price survey in the surrounding area to ensure that the plot price is neither too high nor suspiciously low. Buying land at a reasonable price is a safer long-term investment.

 

8. Potential for Regional Development

Investigate development plans for the surrounding area. Plots in areas where shopping centers, toll roads, or other public facilities are planned tend to experience significant increases in value.
